Quick Summary
- RM2 Subscription: Non-refundable once activated, except for payment errors (duplicate charge, wrong amount, failed activation, or service unavailability on our end).

- No refund policy applies where: Financing is rejected after you have acknowledged the non-refundable financing condition (Section 4), or where a signed SPA/JV Agreement provides for forfeiture (Sections 3 and 5).
The sections below set out the full terms in detail. In the event of any inconsistency between this Quick Summary and the detailed sections, the detailed sections and the applicable signed agreement (SPA, Offer to Purchase, or JV Agreement) shall prevall.
1. RM2 Subscription Refund
A subscriber may cancel a recurring subscription using an available account cancellation function or by contacting Bidje.com. Cancellation will stop future recurring charges.
Unless required by applicable law, the RM2 subscription is generally non-refundable once the applicable subscription period has commenced and subscriber access has been activated.
A refund may nevertheless be considered in cases such as:
- Duplicate payment;
- Incorrect amount charged;
- Successful payment but subscription access could not be activated; or
- Bidje.com being unable to provide the paid service.
2. RM500 Refund
Refund Policy — General
The RM500 Initial Earnest Deposit is not automatically refundable. Refundability depends on:
- Purchase method;
- Whether an Offer to Purchase has been accepted;
- Transaction stage;
- Reason for cancellation;
- Applicable SPA or JV Agreement;
- Financing condition;
- Purchaser default;
- Seller default;
- Other expressly agreed terms; and
- Applicable Malaysian law.
Circumstances Where a Refund May Be Considered
Subject to the transaction terms, a refund may generally be considered where:
- A duplicate RM500 payment was made;
- An incorrect amount was charged;
- A technical payment failure occurred;
- Payment succeeded but Bidje.com could not process the Offer to Purchase;
- The seller rejects an Offer to Purchase where the transaction terms provide for refund;
- The property becomes unavailable before binding acceptance;
- The relevant transaction expressly provides for refund; or
- Applicable law requires a refund.
3. Cash Forfeiture
For a Cash Purchase, where the purchaser has entered into the applicable SPA and subsequently fails to pay the required balance purchase price within the agreed completion period, the RM500 and applicable earnest deposit may be forfeited in accordance with the SPA.
The SPA shall determine:
- Whether forfeiture applies;
- Amount that may be forfeited;
- Treatment of excess monies;
- Extension periods; and
- Any other remedies available.
4. Loan Rejection
For a Loan Purchase:
IMPORTANT: The RM500 shall be non-refundable if financing is not approved, where the purchaser has expressly agreed to this condition before making payment.
The purchaser should therefore assess financing eligibility before submitting the Offer to Purchase.
Bidje.com may require the purchaser to confirm acknowledgement by checkbox before RM500 payment is processed.
Suggested Acknowledgement: "I understand that I am purchasing using bank financing and that the RM500 Initial Earnest Deposit is non-refundable if my financing application is unsuccessful, subject to the applicable Offer to Purchase."
5. JV Cancellation / Forfeiture
For a Joint Venture transaction, where the purchaser / JV participant fails to pay the outstanding purchase consideration within the agreed completion period:
- 6-month;
- 12-month; or
- 18-month
the RM500 and applicable earnest deposit may be forfeited according to the Joint Venture Agreement.
6. Seller Rejection
Where the seller rejects an Offer to Purchase before a binding transaction is formed, treatment of the RM500 shall follow the applicable Offer to Purchase.
Where that document provides for a refund upon seller rejection, the RM500 shall be processed for refund accordingly.
7. Refund Request & Purchaser Withdrawal
Refund Request
A purchaser seeking a refund should provide:
- Full name;
- Registered email;
- Telephone number;
- Property reference;
- Payment reference;
- Date of payment;
- Amount paid;
- Purchase method;
- Reason for refund; and
- Supporting documentation where reasonably required.

Note: Approved refunds may require several business days to appear depending on the payment gateway, bank or card issuer.
Purchaser Withdrawal
Where the purchaser changes his/her mind or voluntarily withdraws after entering into or accepting binding transaction terms, the deposit may be forfeited where the relevant agreement provides for such consequence.
Note: The website refund policy does not override a valid SPA, Offer to Purchase or Joint Venture Agreement.
